Land Acquisition and Feasibility Analysis

THE CLIENT: A small, private investor

THE NEED: The client seeks a good investment in undeveloped land that will be poised to grow when the market rebounds. Specifically, the client wants to focus search activity in San Diego County and is looking for single family detached residential land with at least a tentative map approval for 50 lots.

WHY TERRAMIN? Terramin is exclusively engaged to represent the client in the sourcing of new opportunities through the brokerage community, governmental agencies, title companies, and civil engineers. The search encompasses open, on-the-market opportunities as well as those opportunities that are off-the-radar-screen, such as land about to be foreclosed, a “short sale” or a note purchase.

WHAT TO EXPECT: Terramin assists with finding the opportunity, negotiating the purchase and underwriting the acquisition as the client’s broker and fiduciary agent. We would also assemble a small team of “third party” consultants for soils review, entitlement status, development progress, cost to complete analysis, market overview and broker price opinion. This team is custom built for the San Diego market.
